This stage is about gathering facts—analysing the site, engaging with everyone involved, and mapping out how the project will come together. We explore the best routes for procurement and set timelines and budgets, laying down a solid groundwork that keeps your project on track as it moves into design. 

 In this stage, we develop design ideas and explore layout options.  We will arrange a measured building survey of the whole site.  By the end, you will have a refined Concept Design with drawings and outline specifications. This marks the point where the Project Brief is finalised, setting the stage for detailed design work to follow. 

 This stage focuses on developing the design for planning submission. We will  prepare necessary information and drawings as well as guide you on the best approach—whether that’s a pre-application, outline planning, change of use, or full application. If necessary, we will bring in experts to produce required reports to strengthen your submission. 

 This is where we produce detailed technical drawings for your project. We finalise design details, including specifications, materials, and construction information, ensuring everything is coordinated and ready for the next step. Along with the structural engineer’s calculations, these drawings contain all the information needed for building regulations approval and prepare your project for tendering and construction. 

Clients require different levels of support at this stage. We can handle the full tender process, provide advice, and assist with contract preparation, while the final contractor choice remains yours. You may choose to manage the project directly with your builder, who will liaise with building control with you overseeing progress. Or, we can stay involved to supervise construction, conducting site visits, addressing contractor queries, and managing progress as your contract administrators until completion.

 Then, it’s time to move in and enjoy your new home! The handover marks the completion of the project, where we carry out final inspections, provide certifications, offer training on how to operate your new space, and deliver all the necessary documentation—ensuring everything is ready for you to settle in comfortably. 

 In Use focuses on the time after the building is completed and being used. We monitor how the building performs, fix any problems that come up, and gather feedback from users. This helps make sure the building meets the client’s goals and works well for years to come.
